The purpose of our initial conversations is for us to get to know one another and decide if we are good fit to work together. This is also a chance for us to discuss your needs/needs and review the buying process from start to finish.
Viewing homes without a pre-approval is a BIG No-No. Doing so typically leads to frustration and disappointment. A pre-approval lets you know exactly what you qualify for, what you can afford and more importantly what you are comfortable paying on a monthly basis.
Now we are on the fun part. Looking at homes. Time to go see all those pretty homes you've been looking at online. Don't be surprised if you get to a home and what you saw online does not accurately represent what you see in person. That is why seeing homes in person is critical.
So you found the one! Now what? We will submit your offer with price & terms to the seller. The seller then has the opportunity to either accept or counter the offer. Negotiations are apart of the process so don't be surprised if they take place. Once all parties come to an agreement, earnest money is deposited in escrow at the title company.
In my professional opinion a home inspection is a MUST. It is your opportunity as the buyer to get an in depth look at exactly what you are buying. While an inspector may not find every single thing wrong with the property they can give you a good idea if you are buying a solid home or a lemon.
The final step in the process is receiving final loan approval without conditions. During the financing process your lender will order an appraisal which determines the value of your home. The lenders underwriter will request a A TON of financial documentation. So be prepared and have your finances squared away.
We are in the home stretch. The final walk-through of the property to ensure it is in acceptable condition and that all agreed to repairs have been completed. If no repairs were requested we are walking the home to make sure it is in the same condition as when we went under contract.
Typically 3 days prior to the closing date you will go to the title company with your down payment funds and sign your loan documents. Title then sends all signed documents back to your lender for review. Lender will then send funds to close the loan. Once all funds have been received title will release your home to record with the county. Once it has record it is officially YOURS!
